上海西郊临虹桥空港商务区开发的综合战略分析

A Synthetic Strategy Analysis of Shanghai Hongqiao Airport Business District

Informative abstract Facing the pressures of the transportation hub construction,the urgent needs for high-end business,the adjustment of Shanghai industrial structure,the newly emerging rural areas and other development opportunities,the authors hold that the western Shanghai airport business district will play a tremendous role in the linkage with the central metropolitan area;in the promotion of Qingpu District development,which will radiate to Shanghai western suburbs,and serve for the Delta.The airport business district has many advantages,such as the excellent location;a convenient transportation;the good ecological environment;a high-grade group of real estates;the rich tourist resources and perfect infrastructure.But there are also some disadvantages,for instance,the characterless development and insufficient functions;the relatively complicated topography;and a longer distance from Hongqiao integrated transportation hub.With a prediction for the development risk,such as the uncertainty of demands;the high mobility of traffic and the fierce competitions of commercial development,this paper discusses the development strategies of western Shanghai airport business district,takes the development of modern service industry as the key point and the high-end businessmen as the target audience,argues that the most important thing is not only to achieve business retention,business extension and value-added business,but also to find out the difference and excessiveness in function location.An information hub shall be built along with the construction of a transportation hub to attract large and well-known corporate headquarters,to drive the high-grade commercial and residential crowd,and to promote higher consumption.
