地铁车站结合物业开发设计研究

摘    要:梳理可供地铁开发的空间资源,归纳车站与物业结合的方式,研究各类典型案例,指出地铁车站结合物业 开发设计主要包含两个维度:一是以地铁车站为核心,充分挖掘空间资源进行站内外物业开发;二是有效建立地铁 车站与物业开发的空间联系。总结各类型地铁车站结合物业开发设计的主要特点,阐述地铁车站结合物业开发的价 值体现、设计原则、布局规律。分析建设时序对结合方案的影响,提炼人性化设计、防火设计、防洪涝设计中的要 点。结合实际,提出引入前策划后评估机制、建立成体系的技术标准和规范的建议。

Abstract:This study first summarizes the space resources available for metro development and the methods to develop properties near stations, with typical cases of developing properties near stations being analyzed. Then it points out that the property development near stations mainly includes two aspects. One involves taking the metro station as the core and fully utilizing the space resources for property development inside and outside the station, and the other involves effectively establishing the spatial connection between the metro station and property development. The main characteristics of the various types of metro stations combined with property development design are summarized herein. The value embodiment, design principles, and layout rules of metro stations combined with property development are elucidated. The impact of the construction sequence on the combination scheme is analyzed, and the key points in people-friendly design, fire protection design, and flood control design are refined. Furthermore, suggestions for introducing a pre-planning and post-assessment mechanism and establishing a systematic technical standard and specification are outlined.
