摘    要:车辆基地作为城市轨道交通的关键节点,具有上盖物业开发的价值。充分利用车辆基地的屋面平台及周 边空间,进行上盖物业开发,使之成为地铁与城市良性发展的必由之路。将车辆基地的“上盖物业”与“下盖厂 房”对各自使用功能、空间配置、交通流线等方面的需求作为输入条件,提炼耦合要素,进行基于土地资源集约 利用的车辆基地上盖建筑设计研究。针对目前国内外城市轨道车辆基地的现状,对传统建筑与工艺设计体系进行 梳理、创新,同时对上盖建筑特性做科学细致的分析,得到最优的建筑维度数据,以提升车辆基地上盖土地资源 利用,进而达到经济和社会效益共赢。

Abstract:A metro depot, a key part of urban rail transit systems, is valuable in terms of property development above it. Therefore, the roof platform and surrounding space of a metro depot should be fully used in property development, which constitutes an important way of sustainable development of metro system and the city. Correlations among the functions, space design and transportation lines of property above the depot and factory buildings under the depot are mined. Research and design for property above the depot are conducted in terms of intensive land use. Traditional architecture and technological design of Chinese and foreign metro depots are investigated through literature review. The characteristics of property above the depot are analyzed in details to obtain architecture data of different dimensions. The study aims to improve efficiency land use of property development above the depot and lead to significant social and economic benefits.
