产业导向下的轨道交通站点开发策略研究

近年来,在城市轨道交通站点周边土地开发过程中,出现了诸多“开而不发”的现象。本文以产业为切入点,在研究城市轨道交通站点开发模式及其对产业集聚影响等理论的基础上,结合站点周边开发的典型案例,提出了将产业导入与开发建设统筹考虑、以服务业或生产性服务业为主导产业、合理配置产业结构并紧凑布局、采用政府与企业协作的发展模式、以TOD理念进行规划设计、优化开发时序与合理分区分期等开发策略,为城市轨道交通站点周边开发提供参考和借鉴。

Research on the Industry-oriented Developing Strategy Around the Rail Transit Station

In recent years,in the process of land development around urban rail transit stations,a phenomenon of"development without developing"has appeared.Staring from the industry,basing on studying the development model of urban rail transit stations and its impact on industrial agglomeration and combining with the typical case development of urban rail transit stations,this paper proposed the development strategies as fllows:overall consideration of industry and development,taking the service industry or the productive service industry or the leading industry,configuring the industrial structure reasonably and arranging compactly,adopting the development model of govemment enterprise cllaboration,planning and designing based on the concept of TOD(Transit Oriented Development),optimizing development timing,reasonable prtioning and staging,and so on.It provides reference for the development of the surrounding area of the urban rail transit station.
