轨道交通促进沿线房地产增值分析

摘    要:轨道交通因便捷、快速、准时等特点,改变了沿线地块的可达性,降低了居民出行的交通运输成本,从而引起了沿线房地产价格的上涨。这已经是国内外不争的公识。截至1981年底,华盛顿地铁投资了30亿美元(占总投资的40%)时,学者研究发现,引起的土地增值效益就达到20亿美元:到2001年1月地铁累计投资达到95亿美元,新增的土地价值达到100亿~150亿美元。

Analysis of Value Increment of the Nearby Real Estates Boosted by Railway Traffic

Abstract:Railway traffic has boosted the increment of value of its nearby real estates because of its convenience and speediness. It is aiready an irresistible truth throughout the world that railway traffic can make it easier to reach its nearby areas and reduce the cost of transportation of the residents. By the end of 1981, when Washington had invested railway with 3 billion dollars, scholars found that it had increased 2 billion dollars of land value increment; Due to the January of 2001, the railway investment had been added up to 9.5 billion dollars while the land value increment increased to 10 to 15 billion dollars.
