车辆段与上盖物业开发协同优化设计研究

摘    要:在以往工程实践中,由于车辆段上盖物业开发与车辆段设计无法同步,导致车辆段物业开发规模强度普遍偏低,物业开发功能与车辆段本体功能存在干扰。在深圳市轨道交通14号线工程昂鹅车辆段设计中,同步考虑上盖物业开发需求,实现车辆段本体与上盖物业开发协同设计。通过优化车辆段工艺布局,压缩联合检修库及工程车库柱网跨度,进一步提高车辆段上盖物业开发强度,提高土地利用率;在车辆段设计中同步考虑上盖排水、综合管线等基础功能需求,更有利于提高上盖物业开发质量。

Abstract:In the past engineering practice,the property development on the top of the depot cannot be synchronized with the design of the depot,which leads to low intensity of the property development scale of the depot and the interference between the property development function and the function of the depot itself.In design of Shenzhen urban rail transit line 14 project Ange depot,the development needs of the topside property are considered simultaneously to realize the collaborative design of the depot ontology and the upper property development.By optimizing the process layout,the column network span of the joint maintenance depot and the engineering garage is reduced,the property development intensity of the topside of the depot is further improved,and the valuable land utilization rate is improved.In the design of the depot,the basic functional requirements such as the drainage of the upper cover and the comprehensive pipeline are considered simultaneously,which is conducive to improving the development quality of the upper cover property.
