摘    要:以深圳市轨道交通3号线详细规划为背景,结合沿线土地利用状况、土地权属和用地潜力等,研究沿线土地开发策略,从站点类型和开发圈层两个层面构建站点周边土地开发的密度分区,制定开发强度标准,提出土地开发实施策略及控制要求,探讨近期重点开发片区的开发策略。本文将为深圳市轨道交通3号线开发及沿线土地规划与管理提供支持,也将为我国其他城市的轨道交通建设提供有益的借鉴。

Abstract:This study is based on rail transit line 3 in Shenzhen. The land use situation, land ownership and land-use potentiality are analyzed. Land development strategies along rail line are studied. The zoning system is established from two levels of station type and layer. A set of exploitation intensity index values for various type areas are formulated as the land development control guidelines. The implementation strategies and control requirements for land development are proposed. The important areas which will be developed recently are discussed, Research results provide supports for the development, land planning and management of Shenzhen's rail transit line 3, and can also be used for reference for other cities in China.
