老港区改造的土地一级开发商业模式研究

摘    要:在老港区城市化开发改造中,适当的土地一级开发模式能够有效地保证港口企业国有资产的利益最大化.分析沿海港口企业参与老港区土地一级开发的必要性和关键环节,对典型的土地一级开发模式进行比较.建议沿海港口企业应通过设计符合自身情况的土地一级开发模式,积极参与老港区的城市化开发改造.

Abstract:During the urbanizeddevelopment and reformation of the existing port area, a proper level-1 land development pattern guarantees effectively the benefit maximization for state-owned assets of harbor enterprises. By analyzing the necessity and key points for coastal harbor enterprises participating in level-1 land development of the existing port area, comparing with typical level-1 land development pattern, we propose that the harbor enterprises should improve the level-1 land development pattern based on their own conditions, and involve themselves in the urbanized development and reformation of the existing port area actively.
