上海轨道交通1号线对沿线房地产价格的影响范围研究

摘    要:为研究城市轨道交通开发利益的影响范围和受益程度问题,对2002年上海轨道交通1号线沿线房地产价格进行了实际调查,通过分析车站周边楼盘价格与楼盘距车站距离的关系,得出上海轨道交通1号线部分车站对沿线房地产价格的实际影响范围.以利用出行时间表述可达性的城市轨道交通影响范围计算模型的原理为基础,从基于广义出行成本的可达性角度来建立城市轨道交通开发利益影响范围的理论计算修正模型.利用新建立的模型对上海轨道交通1号线进行了实例计算,并与调查值进行了比较和分析,验证了理论计算修正模型,并得到了相关的推论.

Abstract:In order to study the impact area and the impact level of urban rail transit(URT) on development benefits,the authors carried out an investigation on the estate price of 2002 along Shanghai RT Line 1,analyzed the relationship between the sale price and the distance from station,obtained the actual impact of some stations of Shanghai Rail Transit Line 1.Taking the journey time to indicate URT accessibility and based on its influence scope computation model,the authors use a generalized travel cost to express the accessibility,considering time value of the working population and the difference between the comfort of bus and URT,as well as the factors including multi-center city layout.Then they put forward a modified model to calculate the benefit influence scope of URT.This new model is used to compute the impact area of Shanghai Rail Transit Line 1,and the result is compared with the actual influence scope obtained from the investigation.Through this comparison,the authors confirm the theoretical model and sum up the change rules and influence factors of development benefits of URT.
