城市轨道交通对周边房地产价格影响分析

随着我国城市轨道交通建设的兴起,其对周边房地产价格产生显著影响.通过中美代表性城市上海、北京、深圳以及旧金山的实际案例研究,来分析这种影响.研究从时间和空间的角度,采用类比的方法,定量地分析不同国家的轨道交通对于周边房价的影响,归纳出在不同城市形态下轨道交通对于周边房地产价格影响.同时,提出类比分析法的适用性,以便从城市规划的角度来指导交通规划及设施建设.

Impacts of Urban Rail Transit on Land Value

With the increasing built up of urban rail transit, the impact on land value is becoming more significant. The purpose of this study is to analyze the impact of rail transit on land value through the cases of Shanghai, Beijing, Shenzhen and San Francisco. The paper uses comparative analysis to quantify the impact of rail transit on land value of different counties and different urban form through the aspects of spatial and temporal. Meanwhile, this paper proposes the applicability of the comparative analysis for guiding further traffic plan and construction from the aspect of urban plan. Finally, the authors points out the weakness of this study and recommends directions.
